Your Water Heater Is Failing: What to Check Before It Stops Working

When temperatures drop, small issues in your plumbing or heating system can turn into expensive emergencies. A little preventative maintenance can help protect your home, reduce energy costs, and keep your family comfortable all season.

1) Protect Your Plumbing From Freezing

  • Insulate exposed pipes in garages, basements, crawl spaces, and exterior walls.
  • Disconnect hoses and shut off exterior water lines if available.
  • On colder nights, open cabinet doors under sinks to let warm air circulate.
  • If you’ll be away, keep your thermostat set above 55°F and consider shutting off the main water supply.

2) Check for Hidden Leaks

Look for:

  • Water stains under sinks and around toilets
  • Dripping faucets or running toilets
  • Unusual spikes in your water bill
  • Damp spots near water heaters or under floors

Catching leaks early can prevent mold, rot, and higher utility bills.

3) Heating System Quick Checks

  • Replace or clean your HVAC air filter (typically every 1–3 months).
  • Ensure vents aren’t blocked by furniture or rugs.
  • Listen for unusual sounds (rattling, buzzing, or banging).
  • If your home has inconsistent heating, it may indicate airflow, thermostat, or duct issues.

4) Improve Energy Efficiency

  • Seal drafts around doors and windows.
  • Use a programmable thermostat schedule.
  • Keep the area around the furnace clear for proper airflow and safety.

5) When to Call a Pro

Call a licensed technician if you notice:

  • Weak heat, frequent cycling, or burning smells
  • Water pooling near fixtures or the water heater
  • Noisy pipes or extremely low water pressure
  • A furnace that won’t start or keeps shutting off
